Online home value estimators are super convenient when browsing, but using them to plan your mortgage can lead to some expensive surprises.

Here is why an online algorithm can’t replace a licensed home appraisal:
1️⃣ The Margin of Error: Zillow’s median error rate for off-market homes sits around 7%. On a $500,000 home, that’s a $35,000 swing, which completely changes your loan numbers!
2️⃣ Algorithms Can’t See Renovations: Online tools rely on tax records and public data. They can’t see your brand-new kitchen, upgraded HVAC, new roof, or overall home condition.
3️⃣ Lender Requirements: Banks and lenders require a licensed appraisal to verify safety, structural integrity, and true fair market value before approving your loan.
